When I decided to start my home search in the Verde Valley, I had friends in the area that had used Carolyn, Audra and their affiliate teams to successfully find and purchase their home and they referred me to Carolyn and Audra. I engaged their services and made two extended trips to the area searching for homes. Carolyn kept in regular contact with me prior to my visits. One of the things that impressed me most was that she really listened to my requirements for what I wanted in my home. In this highly competitive seller’s market with limited supply, Carolyn and Audra were always prepared for my visits and Carolyn was able to show me existing and new build homes that would possibly meet my requirements. We did find three existing homes I liked and together we developed what we felt were competitive offers, but in this crazy seller’s market we were not successful even when I stretched my budget. She showed me the available new home builder developments but even those options were limited because of buyer demand and material/labor shortages.

Carolyn continued to search and utilized her extensive networking abilities. The night before I was going to leave to go home to regroup, she called and said she had found a home that was just getting ready to go on the market which she felt met almost all of my requirements. She had scheduled us to be the first to view it. She was right!! I loved the home and we immediately developed a very aggressive offer so that I would at least be in the running to buy the home. Using her expertise she developed criteria for the offer so that the seller would have to make a fast decision on it. That strategy paid off because my offer was accepted the next day and I thankfully did not have to engage in a bidding war. Also, even with the aggressive offer above list price, it was still well within my budget and in retrospect; I feel I made a Great purchase. 

I was a well qualified buyer with several mortgage loan options. Carolyn’s advice to use a local lender was invaluable and she referred me to a local lender who did a great job. He even helped with the offer acceptance by contacting the seller’s agent directly to reinforce that fact I was a very well qualified buyer. We proceeded with the buying/escrow process which was somewhat unique because the seller needed an extended escrow period, which we granted. But in exchange, Carolyn looked out for my interests and negotiated to have the buyer pay my costs to lock in my loan interest rate. 
Carolyn’s teammate, Audra Stadelman, was Outstanding in her technical expertise and in guiding me thru the complex escrow and loan documentation process. She kept everything on track and made sure the process flowed smoothly. Both Carolyn and Audra were always available when I had questions or needed guidance. Their expertise and Great communication were invaluable and helped reduce my stress because I was handling the purchase remotely from California. 

We closed on the house and I love it even more than when I first saw it. The home, location and community have exceeded my expectations. I am so grateful that I teamed up with Carolyn and Audra because I could not have asked for better professional and friendly representation. I would wholeheartedly recommend them to anyone who is seeking to purchase or sell a home."
